L&Q are recruiting for a new role at strategic, senior management level following a restructure of its Direct Maintenance Division. We are looking for a second Director of Maintenance to cover our South Direct Maintenance Region. Which Includes Thames, South East, South and South West London and surrounding areas. The Director of Maintenance is responsible for strategic and operational leadership of an industry leading void and reactive maintenance service to L&Q residents.

The Director of Maintenance South Region will be responsible for 8 Management Reports and up to 300 indirect reports. Working in partnership the Director of Maintenance for North, this role reports into the Direct of Maintenance and Operational Services.  

Duties will include budget responsibility of approximately £40 million annually. Making sure that Direct maintenance meets its business and budgetary plans and targets and continue to develop an effective service; whilst considering opportunities for expansion and growth whilst setting out strategic improvements.

This role is responsible for managing a range of stakeholders, internal and external. Working alongside Technical and strategy teams and leading on future planning. Coming together to deliver people strategies, planned maintenance programmes and cost-effective solutions. Ensuring that there is efficient void turnaround by working in partnership with L&Q’s neighbourhood teams to deliver the wider property management strategy.

Maximising productivity within Direct Maintenance through developing a strong people strategy. Maintaining the best people, developing future leaders and managing performance. Aiming to move towards a maximised in-house service and reducing the use of third parties.

Delivering and customer focused approach and developing the culture within Direct Maintenance, where there is a focus on turnaround and first-time fix and advocating for resident satisfaction.

Key skills and Experience:

·       ILM Level 7 or equivalent experience

·       Commercial and financial acumen and experience in delivering results inline with budget management

·       Communication and influencing skills across all levels and a wide range of stakeholders

·       Organisational development and planning skills

·       Demonstrable ability to developer outcomes again demanding objectives

·       Social Housing, Local Authority experience at a senior level
