Amazon is seeking a Pre-Construction Manager to support our transportation network that enables fast and reliable delivery our customers love. Successful candidates will be natural self-starters who are comfortable leading large complex Facility projects. This individual will be a key part of the EU Sort Centre Design and Construction Management Team and will coordinate the resources, information and planing required to construct new highly complex sort centres with the goals of achieving timelines, staying within budget, driving standardization and consistency within our network. Ideal candidates will have experience managing large capital projects up to 75 million euros with aggressive schedule commitments. The candidate must be capable of working as a part of a dynamic and effective team whilst also integrating seamlessly into other teams processes. This individual needs to be comfortable interfacing and driving various functional teams and individuals at all levels of the organization in order to be successful.

Responsibilities include:
1. Obtain and document all specifics regarding projects from site selection and transaction management. Research and compile all available information for site.
2. Support Real Estate Transaction Managers, and Design Development Team on land acquisition/site inspections / surveys where necessary.
3. Prepare a master project timeline, develop early access requirements map/criteria for the project and validate internal PMO dates identifying and aligning critical path activities.
4. Lead the consultant selection process with developer (where appropriate), Procurement and D&C Leadership Teams. Includes but not limited to Project & Cost Manager, Architect (and design sub-consultants), Planning Consultant, Fire Engineer, etc.
5. Validate test fit with design team and developer (where appropriate) and develop the full project brief utilising the most recent performance package and in-country addenda information prepared by the Program Architect.
6. Coordinate initial architectural, structural, services and infrastructure design, fire strategy and permit submissions as required.
7. Support and/or manage the contact with the local and Regional Permitting Authorities.
8. Implement reviews of offsite infrastructure, geotechnical surveys, utilities (capacity & cost) and with the transactions team.
9. Manage and provide coordination of all engineering and architectural specifications - including but not limited to internal composite coordination, site-specific information including site surveys, existing drawings and site visits, transportation and traffic control, internal Building Requirements Schedule (BRS), and other site/country specific requirements/standards.
10. Develop and provide supporting documents for lease execution - for example, site plans, work letters, schedules, phasing plans, etc.
11. Develop initial construction schedules and sequences for phasing of construction if necessary.
12. Creation of construction estimates for capital requests and other planning efforts.
13. Lead on Stage 1 Design Reviews and internal compliance reviews coordinating all relevant stakeholders.
14. Prepare a project specific version of the Amazon Requirements document.
15. Implement procurement strategies and guidelines in conjunction with relevant Amazon Procurement Teams.
16. Oversee the preparation of the GC tender documents, support the tender process, participate in tender evaluations and development of the GC recommendation and appointment.
17. Participate in the GC Kick Off Meeting and implement project controls such as meeting schedule, reporting and Request for Information (RFI) and Design Change Instruction (DCI) processes.
18. Provide complete and accurate documentation for construction handoff, uploaded to WorkDocs and CMUpload. Including but not limited to contacts, drawings, permit status, lease language & exhibits, capital request breakdown, pre-construction weekly report, any LL contributions or reimbursements, and any other work product that has been completed by Pre-Construction.


· Bachelor's degree required, or applicable relevant experiential accreditation.
· Experience leading and interacting with cross-functional teams.
· Experience developing and managing large project budgets.
· Work independently in a fast-paced and rapidly changing environment
· 5+ years of experience in complex project and design management and implementation, or 2 years of experience with a Master's Degree.
· Ability to travel up to 60% within EU.
· Intermediate to advanced proficiency with Microsoft office.
· Proficient with MS Project.
- Competent with Autocad interpretation.
- Ability to understand and question user requirements.

- Proficient at English language for business purposes.
- Fluent in at least 1 additional language French; Spanish or Italian.


· Superior communication skills, including the proven ability to effectively manage, influence, negotiate, and communicate with external business partners and internal teams to meet organizational capacity needs.
· Masters Degree in a related field preferred.
· Contract and design management experience preferred.
